Renovating in Delta: what's required
Delta reviews permit applications for compliance with its bylaws and provincial codes, and its Application Centre answers questions about whether a project needs one. A building permit is required to alter or renovate an existing building, complete an unfinished area such as a basement, or construct a secondary suite; minor modifications like painting, cupboards or roofing repair are exempt, as is siding or stucco repair and replacement, though that exterior finish work must still conform to the BC Building Code and Delta's Zoning Bylaw. Electrical and gas work run through Technical Safety BC rather than City Hall, and plumbing is its own permit stream issued by the City. We prepare the architectural drawing set Delta's checklist calls for and coordinate the Technical Safety BC permits alongside the building permit application.

Do I need a permit for a renovation in Delta?
Work affecting structure or plumbing generally needs a City of Delta building permit — electrical and gas permits come from Technical Safety BC, not the City — and the City publishes specific submission requirements for residential renovation and addition applications.
