The Township of Langley requires a building permit to alter, repair, renovate, relocate or add to an existing building, finish a basement or construct a secondary suite, or install new plumbing fixtures or re-arrange piping; repairing or replacing faucets, or fixtures that stay in the same location, needs no plumbing permit. Select applications can now be submitted online (paper is no longer accepted where they can be), and the Township does not issue electrical or gas permits itself — those go through Technical Safety BC, while plumbing stays with the Township. A building permit is required for all secondary suites, which must conform to municipal bylaws and provincial standards for public health and safety. The smaller City of Langley, a separate municipality inside the same valley, runs its own Building Division for the addresses it covers (604-514-2804) — we confirm which authority a property falls under before pricing the permit work.

Do I need a permit for a renovation in Langley?
Generally yes for structural or plumbing work — Langley has two separate building authorities, the Township of Langley and the City of Langley, and your address decides which one applies. Electrical and gas permits aren't issued by either — both go through Technical Safety BC. We confirm the right building authority and scope at the consultation and handle the application either way.
