Renovating in Vancouver: what's required
Vancouver generally requires a permit for renovation projects that move interior walls or existing plumbing, electrical or gas lines, and for adding a secondary suite to an existing house; many small projects — painting, or replacing fixtures, cabinets or flooring — need no permit. The City issues its own electrical permits, and its own gas permits for fully detached homes on a single meter at 2 psig or less and for other buildings at 2 psig or less up to 120 kW, rather than routing them through Technical Safety BC. An owner doing plumbing work on a detached single-family home they own and live in needs no plumbing contractor's licence; for electrical work the City sets more conditions — the owner owns and currently lives in the home, it has no secondary suite, no part of it is rented out, the service is not above 200 amps, the owner will be doing all of the electrical work themselves, and is knowledgeable about this type of work and prepared to meet with and get approval from an electrical inspector. We build the drawing package against the City's own checklist and handle the permit and trade applications.

Do I need a permit for a home renovation in Vancouver?
Most renovations that touch structure, plumbing, gas or electrical need a permit from the City of Vancouver, and separate trade permits are issued for the electrical and plumbing work. Cosmetic work like paint and flooring generally does not. We confirm the exact permit scope for your project during the consultation and handle the application as part of the job.
Can you renovate a condo or strata unit in Vancouver?
Yes — strata renovations are a large share of our Vancouver work. We prepare the documents strata councils ask for (scope, insurance certificates, WorkSafeBC clearance), follow the building's rules on working hours, elevator booking and noise, and keep the council informed through the job.
How do you handle older character homes with outdated wiring or plumbing?
We plan for it rather than discover it. In pre-war Vancouver homes we scope electrical and plumbing upgrades into the itemised quote up front, and our renovation plans account for bringing opened areas up to the current BC Building Code — so the surprises that stall other projects are priced and scheduled from day one.
