These are the seven micro-renovations we recommend most often to Lower Mainland sellers and their agents, with the typical cost ranges we see.

1. Upgrade the front door

The entry sets the tone for the whole showing. A new or freshly painted front door with solid, modern hardware transforms curb appeal in an afternoon. Bold-but-classic colours — navy, forest green, black — photograph well and suit most Lower Mainland streetscapes; a smart lock adds a modern touch buyers notice.

Typical cost: $200–$500 for paint and hardware. Industry resale studies consistently rank entry-door upgrades among the highest cost-recovery projects a seller can do.

2. Modernise the lighting

Dated fixtures drag a room down more than most sellers realise. LED recessed lighting in living areas, pendants over a kitchen island, and one statement fixture in the dining room change how big and clean a home feels. Use warm ambient light in living spaces and brighter task lighting in kitchens and bathrooms.

7. Declutter and stage strategically

Sequence it right
