The 14-day system, phase by phase

Days 1–3: strip and fix. Move-out assessment, repairs list, drywall patching, and any electrical or plumbing corrections — the things that must happen before finishes.

Days 4–9: surfaces. Flooring goes in, then paint in durable, neutral tones, then any tile or countertop work. Materials are confirmed and sourced locally before the tenancy even ends, so nothing sits waiting on a delivery.

Days 10–14: finish and present. Lighting, hardware, fixtures, deep clean, deficiency walkthrough — and the suite is ready for photos and showings.

The two things that make 14 days realistic: the scope is locked before work starts, and the materials are on hand on day one. When either of those slips, so does the schedule — which is why we do both up front.

Time the work to the rental calendar

  • Summer is the prime window: refresh in July or August, list for September.
  • Winter break suits smaller improvements between terms.
  • The day after move-out is always the cheapest time to fix things — the unit is empty and nothing has to be worked around.

While the walls are open, small modernisations pay for themselves in tenant appeal: energy-efficient lighting, a smart lock, USB-C outlets in the right places.

Tax treatment: repairs and like-for-like replacements are generally current expenses; larger improvements are typically capital. Confirm with your accountant how to apply it — the paperwork we hand over at the end of a project makes that conversation easy.
